In the quiet village of Barat, in the green heart of Istria, a 300 m² house waits for you, wrapped in 2,600 m² of garden. In the morning you open the door to a 180° view of the valley – the same view that follows you from the infinity pool. Everything is on one level, without a single step, so the days flow by themselves between house and garden. A private drive and parking for four cars mean you can forget the car soon after you arrive, and Rovinj and the sea are half an hour away.

The living experience
A place for conversations that last late into the night
High ceilings, concrete, oak, rattan and linen – materials that calm you at first sight. When the evening cools, you gather by the fireplace. The big table seats everyone, and the kitchen with its island, two fridges and a freezer is as ready for a quick breakfast as for a long dinner that ends only when the candles burn down.

Days that begin by the pool
You take your first sip of coffee at the edge of the infinity pool while the valley is still waking up. Afternoons bring the hammock and shade, evenings the barbecue on the covered terrace and a fire in the fire pit. And when it gets dark, look up: the sky here is full of stars. In 2,600 m² of garden the kids have goals, badminton and a trampoline – and you finally have your peace.

Warmth, steam and green
In the separate wellness room, start with the sauna, cool off under the cold shower, then slowly sink into the sunken hot tub heated to 36 °C. Through the panoramic window you see only green – and no one sees you.

Bedrooms
Four bedrooms, each with its own bathroom
Calm, bright boho-style bedrooms, each with its own bathroom and rain shower – no one waits for anyone in the morning. Three rooms have a 180 × 200 cm double bed, one has two single beds, and two also have a baby cot. Air conditioning throughout the house and mosquito nets on most windows mean quiet nights and deep sleep.

Good to know
When are check-in and check-out?
Check-in from 4 pm, check-out by 10 am. You let yourself in with a smart lock – we send the code on your arrival day. The minimum stay depends on the dates; the calendar shows it as soon as you pick them.
How does payment work?
You pay the 30% deposit within 3 days of our confirmation. The 70% balance and the €500 security deposit are due no later than 14 days before arrival; we email you a reminder with payment details 21 days before. You receive an invoice for every payment.
What is the security deposit?
The €500 security deposit covers the house, furnishings, pool and wellness area. We refund it in full within 3 days of departure. If something is damaged, we keep only the actual repair cost, with an explanation and an invoice.
What is the cancellation policy?
Cancel 30 or more days before arrival and we refund your full deposit. From 29 to 15 days before arrival the deposit is retained, and 14 days or less before arrival payments are not refunded. We recommend travel cancellation insurance.
Are pets welcome?
Yes, for €200 per pet, maximum 2. They are not allowed in the pool or the hot tub, though.
What is included?
The whole house for up to 8 guests and the tourist tax. We replace the gas bottle for the grill. No parties or events, quiet hours from 10 pm to 8 am, smoking outdoors only.
How are reviews checked?
